I’m sorry to rain on your parade, but those adsense keyword lists are useless! There’s no way you can get that sort of payout per click. I know what I’m talking about because I operate many sites in this industry. Those lists however are ok for determining relative worth - i.e whether one term is worth going for over another…
But regardless, get that site built and out there - as they can still make a pretty penny.
